Special Services for Out of State Buyers and Sellers

Because of its fabulous recreational opportunities and scenic beauty, Ogden Valley attracts people from all over the world.  When my husband and I bought our home in Huntsville, we lived in Connecticut and knew it would be a couple of years before we would actually move to the Valley.  We ended up buying our house long-distance 4 years before we actually moved in to it.  So I know what it's like to be an "out of state" buyer!  More than half of my clients are from out of the area.  Some have even made offers on properties they had not even seen!  Buying or selling real estate from a distance can be pretty scary.  Real estate laws and contracts vary by state, and distance obviously makes certain types of due diligence more difficult.  And there are lots of things that are difficult to do from a distance.  My  job is to help make the transition as smooth as possible and help you with tasks that you can't do from home.  Some of the ways I can help are: Education -- about Utah real estate laws and practices  Help you identify properties that meet your needs.  You can search for properties on my website and I can set up automatic emails when new listings come up that meet your needs.  If you see something you like, I can preview it and take additional pictures or do a videotape tour for you. Information -- plat maps, zoning information, other information from the county that will help you make decisions.  Work with appraisers, inspectors and other professsionals to help facilitate a smooth transaction.  Provide names and contact information for various services you may need -- carpenters, plumbers, carpet installers, heating and air conditioning, etc.  I will also arrange for them to access the property as needed when you are not here. Other stuff -- "stuff" happens, and there is no way to predict everything.  However, between us, we can find a way to take care of virtually anything that comes up in your transaction. Ultimately, you make the final decisions.  But I will do everything I can to help you collect all the information and obtain any services you need to help make those decisions.  With email, fax and cellphones, communication has never been easier.  My goal is to make your real estate transaction easy as well.
