Green Hills is nestled in two canyons in east Huntsville. It was one of the early models in the Valley for a "clustered" community. Although the development is based on a 5 acre density (one home per five acres), the lots range from approximately 1.5 to 4 acres. The remaining 1500 acres are community-owned common land. Most of the common land has been placed in a wildlife conservation easement.
The most popular aspects of the common area are the community trout pond in Kelly Canyon (where spontaneous neighborhood parties have been know to materialize -- keep an eye on the bulletin board at the entrance) and the loop trail. The trail starts at the trout pond and loops around the neighborhood, ending at the top of Maple Canyon. It is popular with hikers, mountain bikers, horseback riders and ATVs. Wildflowers abound in the springtime and views from the top are unbelievable!
There is a fair degree of diversity in the neighborhood -- many sizes and styles of homes coexist. However, newer homes in the area tend to be larger than older ones, and mountain-style architecture is increasingly common.
Green Hills has an active homeowners association. The annual "clean up day" when homeowners work on the common are, has proven to be a great way for new neighbors to meet "old timers" who live in a different part of the neighborhood. Chances are, their close neighbors have already come by to introduce themselves. In addition, there are periodic get-togethers where neighbors can socialize.
Water and sewer are provided by the Green Hills Water and Sewer District. Base rates are $150 per quarter, with surcharges for use above the basic alottment. Homeowners association dues are $130 per quarter.
